ASSOCIATE, REAL ESTATE INVESTMENTS

A notable UAE based firm with a specialisation in global real estate development seeks a Manager to grow their proprietary multi-sector investment portfolio with a particular emphasis on the UK and key European gateway cities.

The focus of this role is on maintaining and growing existing relationships and fostering new ones to source appropriate deal flow, conduct detailed due diligence and execute transactions, though the successful candidate will also be involved in ongoing asset management, periodic valuations, financing exercises and disposals / harvesting of assets to redeploy capital.

An excellent opportunity to be involved in and influence all aspects of the investment process (including strategy) and gain fantastic exposure to an International portfolio at a senior level.
The present investment strategy is UK focused, with a concentration on the hospitality and residential sectors (both Private Rented Sector and for sale), with a value-add to opportunistic thesis. Assets are sourced via on-market processes and off-market approaches and the Group is not restricted by hold period so retains the flexibility to tailor their strategy to suit market opportunities.

JOB RESPONSIBILITIES
Identifying potential investment opportunities across the UK and key European gateway cities, conducting thorough due diligence including detailed investment appraisals.
Responsibilities include sourcing potential real estate investments via existing Group relationships, via their own networks and fostering new partnerships based on the approved investment strategy.
The successful candidate will influence the approved investment strategy based on market opportunities and trends as viewed by the collective management team.
Responsible for the analysis of real estate opportunities for the Group, including financial modelling (MS Excel), transaction structure analyses and preparing presenting / business ideas to stakeholders.
Responsible for contributing to any sales processes in terms of strategy, pricing, appointment of intermediaries and negotiations relative to the sale, legal agreements and other areas.

Completing financial modelling, market reviews, appraisals, and cashflow models for each investment opportunity
Screening of investment deal flow, underwriting, due diligence, structuring and execution of transactions, monitoring and divestments.
Rigorous underwriting process, including thorough due diligence, market review, valuation, legal, structuring, negotiation and input into the legal documentation.

Prepare presentations, recommendations and further materials as required for use within and external to the organisation
Strong analytical skills, numeracy and writing skills to prepare presentations, reports and recommendations to share with stakeholders and other.
Excel modelling, investment reports, market analysis

QUALIFICATIONS, EXPERIENCE, & SKILLS
Bachelor’s degree from an accredited institution in business administration, economics, finance, or real estate.
Strong academics with an IMC, CFA or CAIA qualification or significant progress towards achieving these designations required.
AssocRICS or MRICS is advantageous but not a prerequisite.
Minimum 3 years’ experience in the UK property market, research and/or analytical environments.
The successful candidate will be keen to work across all functions of the business – from investment and finance underwriting to the operational management through to investor reporting.
A successful track record of sourcing, structuring, financing, managing, and disposing of real estate.
A confident, ambitious self-starter who wants to take ownership of a project and run with it as a key member of the deal team and asset management functions is what is required.
A proactive work ethic, with a entrepreneurial attitude, able to work with minimal supervision.
Highly skilled in the use of Microsoft Office, in particular Excel.

Sales

  • Establishes, develops, and maintains business relationships with current customers, prospective customers and 3rd party agents to generate sales.
  • Demonstrates the Company’s property portfolio to existing/potential customers and assists them in selecting the right property for to suit their needs.
  • Networks, prospects and generates sales leads
  • Makes telephone calls and in-person visits and presentations to existing and prospective customers.

  • Minimum 3 years (at least 1 year within the UAE) experience in a sales environment, preferably in the real estate/ property sector, experience with a property developer is preferred

JOB PURPOSE

A notable UAE based firm with a specialisation in real estate development seeks a Senior Project Manager. The Senior Project Manager role plans, directs, manages and provides oversight of assigned design and construction projects to ensure that the company goals and objectives are accomplished within prescribed schedule and budget parameters. Effectively communicates with, field staff, technical staff, contractors and management.Provides internal and external coordination and collaboration with project partners and stakeholders. This position will assist in the management of key Company initiatives and projects. The position requires considerable judgment and latitude in performing job duties and is expected to function effectively with minimal to moderate direct supervision.Reports to: Chief Operating Officer

JOB RESPONSIBILITIES:

Project

Financial and Cash flow

  • Prepares and maintains project underwriting, including predevelopment budget, development budget, construction cost, operating budget, cash flow and project timeline.
  • Review and monitor project work to ensure that progress is within expected guidelines and is completed on time and within budget.
  • To report to the Company at regular intervals giving a forecast of final costs, including costs of variations and the cost implications of extensions of time and forecast completion dates.

Building Contract

  • To check that the contractor obtains all permissions and consents to do so under the terms of the building contract.
  • To use reasonable endeavours to procure:
    • that the development is duly inspected following practical completion and at the end of the defects liability period under the building contract to procure the monitoring of the occurrence of any defects;
    • the preparation of a list of defects with a programme for rectification by the contractor
    • the provision of a copy of the final defects list, and to confirm the issue of the notice of completion of making good under the contracts once the outstanding works have been completed.
    • To notify of any amendments to the agreed plans specifications or programme for the development requiring the company’s approval.

Building Management, Commissioning and Maintenance

  • To liaise with the company on practical management, maintenance, programmes, provision of maintenance staff, and state of services pending occupation.
  • To cooperate with the contractor to arrange hand-over after operational tests and full commissioning of services.

Asset Management

  • To undertake the role of asset manager in relation to the applicable properties and arranging the carrying out of the Asset Management and using all reasonable endeavours to do so for the Company.

QUALIFICATIONS, EXPERIENCE, & SKILLS

  • Bachelor’s Degree in appropriate field of study or equivalent work experience.
  • 15+ years of project management experience, including tracking and planning projects
  • 5+ years of experience working with business stakeholders within a cross-functional matrix environment
  • 5+ years of experience with full product lifecycle with understanding of development lifecycle and various technology methodologies that support that lifecycle
  • Demonstrate decisiveness in resolving business problems, making decisions and identifying priorities
  • Good level of proficiency with MS Project, Excel, Visio, PowerPoint and SharePoint with experience presenting to stakeholders and / or Senior Leadership.
  • Proven ability to demonstrate a drive for results and accountability of business needs.
  • Experience of ultra-luxury development is beneficial.
  • Experience of master planning/infrastructure will be beneficial.
  • Experience with high rise residential and villas is beneficial.
